I remember I was on in a ocean front restaurant in Florida and I answered my phone.  A lady was calling me about real estate.  She wanted to know whether she should remodel her kitchen.  She had a good sized house over 2500 square feet.  She wanted to invest about $50,000 into remodeling her kitchen, but her and her husband were thinking of selling in a few years.  She wanted to know whether she would get the money back.  In large remodeling jobs such as a kitchen or bathroom you may only get back 50 to 70% of your investment.  It depends on how extravagant the upgrades are.

So if you are thinking of listing your SE Michigan home you may be thinking of re-doing your kitchen to improve the value.  So what does a new kitchen do for the value of a South Eastern Michigan home?  If your home is worth more than $150,000 it should have granite counter tops in it.  At least that is what you should do in 2017.  Who knows what will happen in 2018 or later.  Granite counter tops may be out in a few years, but right now home buyers are expecting something more than a Formica counter top.  The ladies want granite, quartz or some other fancy counter top.  It is rare to see a Formica counter top in a high end home.  Even in the bathrooms or in a basement kitchen buyers are expecting more than Formica countertops.  I have a had a million dollar home that I believe was hurt by a cheap counter top in the basement. 

Many times you can tell when a home was built or remodeled by the kitchen.  Oak cabinets tell you the home was mostly redone in the 1970’s or 1980′.  In 1990’s many homes went to white kitchens.  Formica used to be the only counter top material.  In the late 1980’s corian came into play along with SSV.  Then along came granite.  Now you see cement, quartz, and other stone materials being used.

A kitchen sells a home.   The kitchen is one of the most important rooms in a home.  The chef in the family usually goes to the kitchen first.  Ladies look at the kitchen first many times.  A kitchen can make or break a house.  So here are my South Eastern Michigan home selling tips.. I truly believe that if the home is going to be listed above $150,000 you should be considering granite counter tops.

1.)  If your home does not have counter tops and the cabinets are in good shape.  Add granite counter tops. It is a cheap way to improve the looks of your kitchen.  Upgrading cabinet pulls and knobs to a more modern look helps too. 

2.)  If you want a new kitchen and going to live there a year, two years, or more …. get it.  Just do not go over board.  An extremely expensive kitchen will never bring the money you put into it.  So make it nice, but not outrageous.

3.) Make your kitchen an open layout…That is what is in 2017

4.)  Ask the cabinet stores what is hot right now.  What colors are in.  Try not to be too unusual.  I have a friend that had a blue cabinet kitchen.  That home will always be very hard to sell until it is redone.

5.)  If the cabinets are old or worn, a inexpensive alternative to re-doing the whole kitchen is to paint the kitchen cabinets, install new cabinet pulls and hardware.  Try to match some of the colors of cabinets that you see in kitchen showrooms.  Creams, and off whites are in right now.

I always tell my Michigan home sellers that if you are thinking of selling in the next year you have to act and think like a landlord.  Do not spend a lot of money.  You have to be frugal, yet make it look good.  Nice but do not spend a lot of money. 

Bottom line is:  you are not going to get all of your money back for a kitchen remodel.  I would say if you are going to live there 2-5 vears then do it.  You are going to enjoy it and get some value out of it for yourself.  So take these SE Michigan home selling tips to heart……a good kitchen matters when selling your piece of real estate.
